WK is highly engaged in Public Private Partnership (PPP) turnkey contracts where operations and maintenance are an integrated part of a total life-cycle approach. WK offers Facility Management as an integrated part of the PPP projects.

Our Facility Management agreements are long term with a span from 10 to 30 years. The agreements are managed by our web-based IT system and includes efficient preventive and corrective maintenance. Our Facility Management system covers all technical disciplines including water, heat, refrigeration, ventilation, electricity and automation together with energy optimization and soft services.

Psykiatrisk center Skejby (Facility Management)

WK deltager i Danmarkshistoriens største OPP-projekt – Det Nye Universitetshospital (DNU) i Aarhus – idet Region Midtjylland med dette projekt overdrager mere end 50.000m2 til WK som Facility Management (FM) operatør i 25 år. Det er samtidig et af de største hospitalsbyggeprojekter i Danmark på nuværende tidspunkt. Projektet indbefatter, at det eksisterende Aarhus Universitetshospital – Skejby - skal bygges sammen med DNU, så det bliver til et nyt samlet hospitalskompleks på størrelse med en lille dansk provinsby.

Som en del af dette nye hospitalskompleks bygges et psykiatrisk center, hvor WK har ansvaret for alle de tekniske installationer. Da denne del vil komme til at bestå af almen psykiatri med behandling af forskellige former for psykiatriske lidelser, omfatter sektionen ambulatorier og sengeafsnit for åbne og lukkede afdelinger, samt kontorer m.m. til personalet.

Centeret omfatter en selvstændig retspsykiatri, som indebærer psykiatrisk behandling af mennesker med en psykiatrisk diagnose i sammenhæng med en sigtelse eller dom, og derfor indgår der særlige tekniske krav til bl.a. sikkerheden på de lukkede afsnit. Samlet set skal WK overholde et designkatalog på 116 punkter, som beskriver de særlige krav, der er til byggeriets løsninger. Nogle af disse krav har eksempelvis været temperaturen på sengestuerne, som ikke må overstige 23 °C samtidig med, at der skal tages hensyn til styringen af CO2 niveauet. Derudover indgår der særlige krav til låsesystemer og sikringsanlæg, bygningsmaterialer, oppetider på fiberinstallationer, brand- og sikringsanlæg og ikke mindst høje krav til responstider hele døgnet rundt.

Facility Management aftalen indeholder også håndtering af fast inventar, dvs. hvidevare, skabe og andet fastnaglet inventar.
